What is lending criteria in relation to bridging loans?

The lending criteria for bridging loans is based on the value of the property that the loan is being taken out against. The amount that can be borrowed is up to 70% of the value of the property.

For properties in a poor state that require work to get them into better condition, bridging finance may be ideal for you.

Traditional mortgages are only available for properties that are habitable. For properties that require renovating or are in a poor state, a bridging loan could be the best way to finance your property development.

Bridging loans can be used for a variety of purposes, including:

Loan Sizes

The size of the loan will be based on the value of the property and the value of the asset being used as security. The minimum loan amount is £50,000 and the maximum loan amount is £5 million.

Term

The term of the loan is usually between 1-12 months

Asset Security

The value of the property being used as security is assessed in order to determine the loan amount. The loan to value (LTV) ratio is up to 70%. Asset security is required for all bridging loans and ensures there is something to sell if the borrower is unable to repay the loan.

Satisfactory Exit Strategy

A satisfactory exit strategy is required in order to be eligible for a bridging loan. An exit strategy is a plan for how the borrower intends to repay the loan. The most common exit strategies are refinancing or selling the property

Acceptable Borrowers

Glide do not have an 'ideal' borrower. We will work with you to find a lending solution that works for you and for us.

That said, we offer funding options for both individuals and businesses.

Proof of Income

We do not ask for proof of income to establish whether or not to lend to you. Glide pride itself on offering fair and reasonable funding to everyone. We will work with you to find a solution.

Credit History

We do not run any checks against your credit history. We do ask for a credit report though to view how you conduct your finances. If you have credit issues we can still look to help.

Interest Payments

The interest payments on your loan will be agreed in your terms prior to accepting the loan. Interest can be paid monthly or deducted from your initial loan advance. You will only pay interest on what you borrow and for however long you borrow it.

Exit Strategy

Your exit strategy refers to how you plan to repay the bridging loan. The most common exit strategy is to sell the property, but it could also include refinancing the property on to term debt.

In order to be approved for finance with Glide you will need to present a viable exit strategy.
